Relevant Group has proposed a 15-story, mixed-use development for 121 West 3rd Street in Downtown Los Angeles, currently a surface parking lot near the Bradbury Building and Grand Central Market.
Plans call for 331 rental apartments, 37 of which would be reserved for very low income households. There would be 266 one-bedroom and 65 two-bedroom residences, ranging from approximately 387 to 805 square feet. Most apartments would also boast private, 50-square-foot balconies.
A single-level underground garage would house 37 vehicle parking spaces, tenant storage and 45 bicycle parking stalls. Meantime, the ground floor would incorporate 6,350 square feet of restaurant or retail space, divided into three units fronting South Spring Street. A spacious residential lobby, mailroom and leasing office would hug the corner, and there would be secured storage for an additional 120 bicycles.
